West Rural and West City Properties


Bellemont is a small community of new single-family homes and townhomes located about 20 minutes west of downtown Flagstaff via Interstate 40.  Pilot Travel Center (McDonald’s inside), Days Inn, and The Roadhouse Bar & Grill are the extent of services located here.  Flagstaff is close by for all other shopping and service needs.



Flagstaff Ranch is a country-club, gated community located south of Interstate 40 in the extreme west rural area of Flagstaff.  Although it’s considered “rural”, it is easily accessible by Interstate 40 and only 10-15 minutes to downtown and Northern Arizona University.  Flagstaff Ranch has beautiful custom-built homes in a forested country club setting.



These neighborhoods are located adjacent to Flagstaff Ranch without being a gated community.  It’s beautiful rolling, forested hills make for a wonderful high-country retreat-living feel.  Access to Saskan Ranch is off Route 66 west of Flagstaff Ranch Rd.  To access the Westwood neighborhood you would exit I-40 at Flagstaff Ranch Rd. and go south to W. Kiltie Ln. and turn right.

North West Rural Properties


North West Rural properties are located for the most part along route 180, going north west from Humphries Street to the Grand Canyon.


This area is a beautifully treed area at the base of Shulz Pass Road.   Properties are mostly custom homes on acreage surrounded by forest.   Elden Lookout Road is surrounded by some of Flagstaff’s most popular hiking and biking trails.


The Fort Valley area is within easy reach to the Arizona Snowbowl ski area as well as hiking, camping, cross-country skiing, and snowshoeing activity locations northwest of Flagstaff.  Just a 10-minute drive from downtown Flagstaff on Highway 180, Fort Valley is a mostly flat valley with very few trees except around the perimeter.


Located about 20 minutes north of Flagstaff, Hart Prairie is a beautiful forested rural land at the western base of Mt. Humphreys.  Properties here have acreage and are private and quiet.  There is an abundance of wildlife and at a higher elevation, winter snowfalls are guaranteed.

Nestled on a plateau north of the city, Lockett Ranches is perfect for a homebuyer who wants acreage and horse property.  The location is adjacent to hiking and biking trails and is conveniently close to town.



North-West City Properties


The Boulder Pointe area consists of newer homes and townhomes.  It is located west of Milton Ave. and south of Route 66.  The location is great for employees or students of Northern Arizona University as well as convenient access to the Milton Ave. commercial corridor.



Downtown Flagstaff is the iconic historic district where the first permanent settlements occurred in 1876.  Route 66 and the BNSF railroad pass through downtown.  The downtown area is a popular tourist attraction with historic buildings housing art studios, wine-tasting, gift shops, candy stores, fine dining and mountain sports shops.  The central business district is mostly in an area bordered by Route 66 on the south, Agassiz St. on the east, Cherry Ave. on the north and Humphreys Ave. on the west.



The neighborhoods located along the Highway 180 corridor have a variety of home sizes and ages.  Some are neighborhoods with smaller lots and others are larger homes with some acreage.  The location makes it easy to take Highway 180 directly into downtown Flagstaff.



This neighborhood is conveniently located north of the Flagstaff Medical Center (hospital) which is why it’s nicknamed “NOHO”.  This is mostly a quiet neighborhood with easy access to Buffalo Park.  The direct access to Forest Ave. means easy access to many parts of north and east Flagstaff.



The Linwood neighborhood consists of mostly large custom-built homes just to the west of the Cheshire neighborhood and south of Highway 180.  This neighborhood is beautifully forested with winding streets and access to National Forest land.



Presidio is one of Flagstaff’s newer residential developments.  The Presidio neighborhood is located on the extreme west side of the city adjacent to Interstate 40 and old Route 66, and only a few short minutes from downtown and Northern Arizona University.



This area is an “up and coming” part of downtown that has been going through revitalization for the past eight years.  Many newer and unique restaurants and shops have opened along South San Francisco street.  Houses in this area are generally older and many have historic characteristics.  The location is perfect for Northern Arizona University students or employees and is easily within walking distance to the campus.



Switzer Mesa and Switzer Canyon are located north of Route 66 and east of Cherry Hill.  Within walking distance to Buffalo Park, these areas the perfect location in the heart of Flagstaff.  Walk or bike to downtown or Buffalo Park and easily connect to the Flagstaff Urban Trail System(FUTS).  Shopping and schools are very close by as well as Flagstaff Medical Center and surrounding medical offices.



Neighborhoods along the west Route 66 corridor are affordable and easily accessible.  Just a short distance west of the Milton commercial district and Northern Arizona University, the West Route 66 area is perfect for accessing some of the most popular Flagstaff sites
